Things to know about living here

  • Smart home: This is a Smart Home Automated House. It needs Wi-Fi to work — the digital front door lock, the air-conditioner, and the video/audio intercom all depend on your home Wi-Fi being connected. You can add more smart features later (lighting, security cameras, motion sensors, roller blinds, smoke sensors) — just contact the vendor if you want to expand this.
  • Flat roof: The house has a reinforced concrete flat roof. It needs occasional light upkeep so rainwater doesn't back up: clear off any dirt or debris, make sure rainwater can flow freely off the roof and through the gutter, and keep the grating over the rainwater downpipe clear of leaves and blockages.
  • Aircon: For best performance, get an aircon servicing contractor to maintain the system regularly (after the developer's defects-liability period ends). At home, wash or vacuum the indoor unit's air filters regularly — every 2 weeks if the air is dusty. Check that water drains steadily out of the condensate pipe (if you don't see any water dripping out, it may be leaking inside instead — turn the unit off and call a servicer). Also make sure the air inlets/outlets on both the indoor and outdoor units stay unblocked.
  • Water heater: Have a qualified technician de-scale the heating element roughly once every two years, and have them check that the safety valve isn't blocked.
  • Auto-gate: Keep the motor housing and control box clean and dry. It's recommended to have the auto-gate serviced once a year. Don't tamper with or modify the wiring/connections yourself — doing so voids the warranty. If you want the control box changed, contact the auto-gate vendor.
  • Water pumps & tank: Get a licensed plumber to service the water pumps, pressure vessel tank, and controls twice a year, and to clean the water tank once a year (with a water-quality/PH sample sent for testing, per PUB requirements).
  • Roof terrace: If you want to add planting, landscaping, or any structures on the roof terrace, take care to protect the floor slab and the waterproofing underneath. Also — tell the developer before installing any roof structures, otherwise it could delay the official Certificate of Statutory Completion (CSC) for the whole development, and you'd have to remove non-compliant structures at your own cost.
  • Solar panels: The roof has solar panels to help lower energy costs. They need regular light maintenance to keep the photo cells working well.
  • Pest control: Good housekeeping and regularly checking around the house for early signs of pests is the best prevention. It's worth engaging a reputable pest control company for ongoing prevention.
  • Renovations/alterations: Before doing any addition or alteration to the house (e.g. widening the entrance gate), check whether it needs approval from the authorities (BCA or others). Unapproved changes can delay the Certificate of Statutory Completion for the whole development — so stick to changes that don't need approval, or check with the developer/architect/engineer/BCA first.
  • Roadside verge planting: The greenery on the roadside strip in front of the house follows an NPARKS-approved plan and counts as public street furniture. Don't change the planting there without NPARKS approval — it can also delay the Certificate of Statutory Completion.

What you were given when you moved in

  • Keys (in a key pouch): Main entrance (2), Car porch roof/outdoor garden swing door (5), Junior Master Bedroom (3), Master Bedroom (3), Bedroom 1 (3), Bedroom 2 (3), Bedroom 3 (3), Open roof terrace swing door (5), Meter compartment — NetLink Trust (3), Meter compartment — Electrical (2), Side gate Viro lock (3), Auto-gate manual release (2). Each bedroom also has 2 wardrobe drawer keys (see room-by-room list below).
  • Remotes & accessories: 7 aircon remote controls (with batteries), 3 gate motor remotes, 1 Smart Home handover kit (Smart Gateway + tablet), 1 drying rack remote (with batteries), 1 ECO plug.
  • Welcome gifts: Karcher robotic vacuum cleaner, a bottle of champagne, a hand-carry bag, and a thumbdrive (this holds most of the appliance manuals — see below).
  • Documents & manuals: A welcome letter, handover checklists, layout plans (architectural, electrical lighting, electrical power, ACMV/aircon, plumbing, sanitary), maintenance guides (marble flooring, engineered timber flooring, sanitary fittings, detention drain SOP, lightweight panels, smart doorbell, wardrobes/door panels, sliding doors & windows), and user manuals for: Main door YALE digital lock (Assa Abloy), Solar panel (Interlink), Aircon & ventilation (Daikin), Telescopic hood/gas hob/oven/steam oven/washing machine (Brandt), Fridge (Samsung), Water heater (Rheem), Auto-gate (DEA), Lift (OTIS), Steigen drying rack, and smoke alarms. Everything except the digital lock manual is on the thumbdrive. There are also warranty letters for every major system (aircon/exhaust, smarthome, ventilation fans, kitchen appliances, water heater, digital lock, auto-gate, solar panel, lift, drying rack, and HFAD/motion sensor/lighting).

  • Dry kitchen: Catalytic oven, steam oven, stainless steel sink with mixer tap, dust bin.
  • Wet kitchen: Telescopic hood, 4-burner gas hob, washing machine, stainless sink mixer, fridge, dust bin.
  • Powder room: Wall-hung basin with mixer, wall-hung toilet, bidet spray, toilet paper holder, mirror.
  • Yard WC: Wall-hung basin with tap, freestanding toilet, two-way tap with shower set, bidet spray, toilet paper holder, robe hook, mirror.
  • Yard: Motorised laundry rack.
  • Junior Master Bedroom: 2 wardrobe drawer keys.
  • Junior Master Bath: Rain shower cubicle, vanity cabinet with basin and mixer, wall-hung toilet, robe hook, bidet spray, toilet paper holder, toiletries shelf, mirror cabinet.
  • Bedroom 1: 2 wardrobe drawer keys. Bath 1: shower cubicle, vanity cabinet with basin and mixer, wall-hung toilet, robe hook, bidet spray, toilet paper holder, toiletries shelf, mirror cabinet.
  • Master Bedroom: 2 wardrobe drawer keys. Master Bath: rain shower cubicle, long bath with mixer tap, vanity cabinet with 2 basins and 2 mixers, wall-hung toilet, 2 robe hooks, towel rack, bidet spray, toilet paper holder, toiletries shelf, mirror cabinet.
  • Bedroom 2: 2 wardrobe drawer keys. Bath 2: shower cubicle, vanity cabinet with basin and mixer, wall-hung toilet, robe hook, bidet spray, toilet paper holder, toiletries shelf, mirror cabinet.
  • Bedroom 3: 2 wardrobe drawer keys. Bath 3: shower cubicle, vanity cabinet with basin and mixer, wall-hung toilet, robe hook, bidet spray, toilet paper holder, toiletries shelf, mirror cabinet.
  • Attic: Granite-top sink with tap on a metal cabinet.
  • Roof: Solar panel.
  • Car porch: Meter compartment, water tap point.

If something's broken or needs fixing (defects/rectification)

  1. Write down the defect(s) on the Rectification Work Form (included in the handover kit), noting your house number, owner name, signature, email, and phone number(s).
  2. It's best to attach photos of the defect and where it is, so the team can find it easily.
  3. Email the completed form to PropertyPC@bukitsembawang.sg. The developer will only deal directly with owners or their authorised representatives — not third parties.
  4. If you have questions, call the property team Monday–Friday, 9.00am–6.00pm (closed public holidays and 12.00pm–1.00pm for lunch). See contacts below.
  5. The team will contact you to arrange a joint inspection to confirm the defects, and the main contractor will then take over the unit to carry out the repair works.
  6. Important: hold off on starting any of your own renovation works until the rectification works are finished — this avoids disputes over who caused what damage. Note also that the contractor can refuse to fix defects caused by your own (third-party) renovation contractors.
  7. Once repairs are done, the team will arrange a second joint inspection to sign off on the completed defect list and hand the keys back to you.

⚠ Don't forget

During any rectification/repair works, the main entrance digital door lock password is shared with the site staff or contractor so they can get in and out. Once the repair work is finished and you've signed off on it, change the main door digital lock password — the old one is no longer private once it's been given out.
