Two quotes are in so far. They are not directly comparable — different scope, and roughly two years apart:
Overlap warning: both quotes price carpentry for the same rooms (Living Room feature wall, Sun Room, Junior Master bedhead, Master Bedroom, the Level 3 open area, and the Attic bar). If both contractors were engaged as quoted, that carpentry scope would very likely be double-counted — the two carpentry totals ($120,355.40 vs $137,800.00) are alternatives for roughly the same work, not additive.
What's genuinely new in the SIN SIANG quote (not covered by NC at all): preliminaries/demolition ($10,600), wet works/tiling ($20,000), ceiling & partition works ($30,230), and the aluminium sliding door ($6,650) — $67,480 total. Someone will need to cover this scope regardless of which contractor does the carpentry — worth getting a current quote for it specifically.
One thing to check with the family: SIN SIANG's quote references a "Helper Room" (with a Murphy/fold-down bed) that doesn't appear anywhere in the house's as-built plans, the handover documents, or the 2026 ID concept package — worth confirming what space this refers to (possibly the household shelter/store room) before treating that line item as real scope.
